Moving into a new home is an exciting time, and we want to make sure your tenancy with us is smooth and stress-free from day one. Renting a property is a partnership, and clear communication is the key to a great experience for everyone.

This guide brings together everything you need to know, from the essentials of moving in to helpful tips for living comfortably in your new home in Blockhouse Bay.

1. Getting started: your move-in checklist

A little preparation before you arrive can make settling in much easier. Here are the key things to organise.

  • Setting up your utilities: You are responsible for setting up accounts for electricity, gas, and internet in your name from the start date of your tenancy. You are also responsible for water charges if the property has a separate water meter.
  • Rent and bond payments: Your first rent payment is typically due on or before your tenancy start date. You will also need to pay a bond, which is a maximum of four weeks’ rent. We will lodge your bond with Tenancy Services within 23 working days, and you will receive a confirmation letter from them.
  • The initial inspection: We will conduct a thorough inspection of the property with you at the start of your tenancy. We will document the home’s condition with photos and a detailed report. This is an important step that protects both you and the landlord, as it provides a clear record of the property’s condition when you moved in.

  • Keeping your home healthy: All our properties comply with New Zealand’s Healthy Homes Standards. To help keep your home warm, dry, and mould-free, we recommend simple things like opening windows regularly to let in fresh air and using extractor fans in the kitchen and bathroom.
  • Requesting repairs: If something needs fixing, please let our office know as soon as possible. For urgent repairs (like a major water leak or electrical fault), contact us immediately. For non-urgent issues, you can request maintenance through our office, and we will arrange for one of our trusted local tradespeople to attend.
  • Routine inspections: We carry out routine inspections, typically every three months, to ensure the property is being well cared for and to identify any maintenance needs. We will always give you at least 48 hours’ written notice before an inspection.

3. Your rights and responsibilities

As a tenant, you have rights and responsibilities under the Residential Tenancies Act. Understanding these helps ensure a positive tenancy.

  • Your responsibilities: Your main responsibilities are to pay the rent on time, keep the property reasonably clean and tidy, and let us know about any damage or need for repairs straight away.
  • Your rights: You have the right to the “quiet enjoyment” of your home, which means you can live in your property without unnecessary disturbances from your landlord or neighbours. You also have the right to privacy, and we will always provide the correct notice before entering the property.

4. Ending your tenancy: the move-out process

When it’s time to move on, there is a clear process to follow to ensure a smooth exit and a quick refund of your bond.

  • Giving notice: If you are on a periodic tenancy, you need to give at least 28 days’ written notice to end your tenancy. If you are on a fixed-term tenancy, it can only be ended early if both you and the landlord agree.
  • The final inspection: At the end of your tenancy, we will conduct a final inspection with you. We will compare the property’s condition to the initial inspection report, allowing for normal wear and tear.
  • Getting your bond back: You are required to leave the property reasonably clean and tidy and return all keys. Once the final inspection is complete and we are both satisfied, we will sign the bond refund form together to ensure you get your bond back from Tenancy Services as quickly as possible.
